<p>Farm sales in Greene County have been very slow over the last few years. <div>With so few sales, it is impossible to determine a meaningful number for the price per acre.  Also remember that these charts include the entire county and should not be used to determine the price for a specific property as location can greatly impact what a property is truly worth.</p>

<p>While there are many farms scattered throughout Greene County, the smallest county in Virginia, few farms come on the market and are sold.  I have been tracking the real estate market in Greene since 2007 and the charts look rather odd.  The chart to the left shows the number of farms in acreage bands that have been sold.  The red line indicates 22-50 acres, the blue 51-100 acres and the black is for 101+ acres.    I use the word farm very loosely, as in acreage with a home on it.  So the parcel may actually be all wooded and mountain land, rather than nice pastures.</p>
<p>Four farms sold in Greene County last quarter and I am very proud of my firm for having brought the buyers to 50% of them.  Okay, well it was just two, but still&#8230;&#8230;..</p>

</div>Another interesting statistic is how long does it take to sell a farm in Greene?  In most regions of the country the Days on the Market is much longer today than it was back in 2007.  Of course, with only four sales, it is hard to say that these figures are indicative of how long other farms will actually take to sell, but I think the information is still interesting and there is not that much difference between 2010 and 2007.  Also as a side note there are currently 13 properties on the market in Greene County with more than 21 acres.</p>

</div>This chart  indicates what the median sales price per acre was for these farms.  Every farm is unique so many characteristics must be taken into consideration when pricing a farm.  Location is one of the greatest factors as well as the quality and condition of the land and the home.  To try to derive an accurate price per acre, we have calculated the percentage of the Greene County real estate tax assessment that is land and then used that percentage to determine the amount of the total sales price that was land.  Then we divided the number of acres into the land price and determined a price per acre.  Obviously this is not an exact science but hopefully it keeps us within the ball park.</p>

<p>Lots of us love the wonderful aroma of fresh-cut wood, and we marvel at the different grains and textures.  In Greene County you can have a very special &#8220;wood experience&#8221;.   Mountain Lumber Co. rescues flooring from timbers and decking from old buildings, barns, piers, textile mills, factories and other structures, and re-uses it for today&#8217;s custom construction. You can obtain products from them that may include 300-400 years old Longleaf Heart Pine, or oak, hickory, maple, walnut or chestnut.  (Did you know that our local Southwest Mountain range was once called the Chestnut Mountains?&#8230; more on that later).</p>
<p>The Mountain Lumber business is environmentally &#8216;green&#8217; in every sense, but their products are far from being green wood.  Reclaiming and recycling wood from all over the world&#8230; allows Mountain Lumber to offer products that are not only gorgeous but also can be experienced and appreciated for generations to come.  They offer a video about their <a href="http://www.mountainlumber.com/index.php/learn/how" target=" ">process for reclaiming</a> woods, and we encourage you to prowl around their site.  Of course they were the natural choice when it was time for the nearby <a href="http://www.washingtontimes.com/news/2008/sep/18/montpeliers-renovation-celebrated/" target=" ">remodeling of President James Madison&#8217;s Montpelier</a> home, to make it authentic to the 1809 period when Madison was the President.</p>

			<content:encoded><![CDATA[<p></p><p>There are so many reasons we love Greene County (adjacent to northern Albemarle county and Charlottesville).  The people are friendly, the scenery is amazing, and here’s information about a wonderful resource for residents… the Greene Hill Club.</p>
<p>The Greene Hills Club is located in Stanardsville, about 20 miles north of Charlottesville.  It features a private 18-hole golf club and practice area, a 25-meter pool, and two tennis courts.  The club has been in operation since 1968, and it offers many types of affordable memberships… something for everybody.  In addition to the usual family/single/corporate memberships, they also offer special packages for members of the military, for pool/tennis memberships, or for the “social events only”.   Though the Greene Hills Club caters to residents of Greene county, they welcome members from outside a 40-mile radius by offering a special ‘associate’ membership (guest fees apply).    </p>

<p>Golf at the Greene Hills Club remains a favorite, with rates currently at $49 a day.  There are sponsored tournaments and guest play, and the Ladies Golf Association members of Central Virginia represent them on a Senior traveling team.</p>
<p>One of our favorite details is their Bluebird Trail.  In 2009 the Virginia Bluebird Society offered grant money to help with the installation of 25 bluebird houses on the golf course.  The birdhouses are custom designed to discourage other animal pests from disturbing the bluebirds…. and now golfers are treated to a wonderful opportunity to share the course with these busy little birds. </p>
